Have waited to share my thoughts on ‘The Opportunity For Proptech’ until my time with Cureoscity was done. It’s a must read for anyone working in real estate and an exceptional piece of work by Saminder (Sammy) Pahal, Melanie Leech and the PUBLIC team in terms of charting the last decade of proptech through to where we stand today.
During my time with Cureoscity we grew the business a combined portfolio of over 200 million square feet, making it, I believe, one of the most widely adopted proptech solution providers within the UK and Ireland. Given my experience and the position of privilege I enjoyed as a proptech solution provider – I wanted to share my perspectives in a bid to spark some healthy debate…
The proptech bubble is a healthy one. Even if you take the outlier headline figures of the highest of £14 billion+ investment to date and couple that with the lowest total combined turnover of £4.98 billion; Proptech is and will continue to be a highly captivating market to play in. While to date it’s all been about seizing opportunity and market share of an industry that is by its nature capitalist; we now need a more balanced approach to enable a benefit of the relative agility of the private sector. Tech by its nature is scalable and there are huge benefits that could be realised through private-to-public pro-bono initiatives.
Public-private collaboration is a gamechanger, but it now needs its very own hype cycle. We know that collaboration can work, and there’s good examples of public/private partnerships from a regeneration perspective but, also some problematic track record too when it comes to social infrastructure such as schools, hospitals and prison PFI schemes. While the recommendations are sound, I don’t feel the report talks enough to the pace of change and urgency needed to move the dial on our much needed now complex collaboration. It’s good that the newly announced London Growth Plan includes mention of the use of public procurement to shape public and private partnerships to deliver value at scale – we need this, now and with the right blend of carrot and stick to ensure it actually happens.
Can we talk about the elephant in the room? One of the biggest problems proptech faces is that it exists within and to serve an industry made up of many influential organisations and powerful individuals that are really struggling to embrace change and innovation. Control and protectionism of outdated processes, legacy systems and methodologies is that which for many makes real estate a highly lucrative market. As an industry we must do better at positively embracing all that technology has to offer. The reality is we have the tech solutions, it’s now all about collaboration and application. With all that needs to be achieved across the entire industry landscape, and particularly in addressing the private-public sector balance; it is time for systemic transformation not small, marginal gain improvements.
Is Proptech at its MiniDisc moment? For so much good that proptech has achieved to date, I do question whether it is in a position of being upended on itself? Just as the Minidisc player was for a short time the height of cool and innovation before the iPod rewrote the script; true AI adoption (even if just a pale version of the kind advocated by the likes of Antony Slumbers and James Pellatt) delivers an entirely different and seismic shift forward. Many have prophesied about the restructuring of the real estate sector and believed, including myself, that pre-AI proptech had the power to do it. We are now in a new phase, with an entirely new respect for data and ability to work and translate, like never before.
